Meadows. Terms & Rent This lease shall be for the term of ________nights
commencing on _____________ and ending on ______________ at a nightly rental
cost of ____________________ plus 10% tax payable with the conditions agreed
upon herein. $100 cleaning fee applies to all rentals. Prepayment A deposit of
50% is due upon booking to hold your reservation. The balance is due 30 days
prior to arrival date. We accept checks for U.S. funds, money orders, or credit
cards (American Express, Visa, MasterCard).

Deposit We must have an approved credit card number on file in the name of the
renter to hold as a security deposit in case of damage or extraordinary
cleaning after your departure. We inspect each property before and after all
guest stays. Cancellation Policy If reservation is canceled 60 days prior to
arrival, a full refund will be issued. Cancellation within 60 days of our
arrival date is subject to forfeit of deposit (unless rebooked). Cancellation
within 30 days of your arrival date will result in forfeit of full amount
(unless rebooked). Credit card required for security deposit. Occupants

Renter Understand that we will accept families, married couples, and
responsible adults 25 years of age and older with the exception of married
couples where at least one of the individuals is 21 years of age. Mountain
Rental Properties, LLC does not rent to high school, college individuals, or
groups. The person signing the contract must occupy the premises the entire
length of the reservation. Each rental is limited to the number of people
indicated on your reservation. Check-in time is anytime after 4 PM Check-out
time is by 11 a.m. on the day of departure. Renter agrees to schedule arrival
and departure times. We make every effort to insure your property is ready by 4
p.m., but we cannot guarantee it. Ordinances & Statutes Lessee shall comply
with all the statutes, ordinances and requirements of all community, state and
federal authorities now enforced, or which may hereinafter by enforced
pertaining to the use of the premises. Renter Agrees To be responsible for any
intentional damage or negligence resulting in damage to the premises, including
damages to the furnishings and household items, which occur as a result of your
occupancy, excluding normal wear and tear or accidental damage up to $500. An
additional cleaning charge may be incurred if upon your departure the property
is inspected and found to require more than the normal check-out cleaning.
Agent or owner will not be liable for any damages to your property, or liable
for any accident that may occur to you during your occupancy in or on the
property. Owner or agent may re-enter premises at a reasonable time for purpose
of making repairs or routine maintenance. Utilities Lessor
shall pay all reasonable utilities costs accrued during the term of the lease.
Telephones Phones are available for your convenience for local calls. ALL LONG
DISTANCE phone calls must be charged to your personal phone card, credit card,
or made collect. Prohibited Vehicles Trailers, U-Hauls, Motor Homes, and/or
commercial or recreational vehicles are prohibited. Fire and/or Other Casualty
If the leased premise shall be destroyed or rendered not rentable by fire,
accident or other casualty, without fault or neglect of the lessee, then the
lessee or the lessor may terminate said lease with no
further obligation beyond the of destruction. Attorney’s Fees The prevailing
party in an action brought for the recovery of rent or other monies due or to
become due under this lease or by reason of breach of any covenant herein
contained or for the recovery of the possession of said premises, or to compel
the performance of anything agreed to be done herein, or to recover for damages
to said property, or to enjoin any act contrary to the provision hereof, shall
be awarded all the cost in connection therewith, including, but not by way of
limitations, reasonable attorney fees. Services Rendered Lessor
shall provide linens, towels, hand soap, toilet paper, and garbage bags. Any
additional services must be requested in writing and paid for in advance.
Governing Laws This lease shall be interpreted under
the laws of the State of Montana.
PETS ARE NOT PERMITTED No animals are allowed in any of our properties. ALL
PROPERTIES ARE NONSMOKING The lessor has the right to
cancel the lease agreement with the Lessee if the Lessee does not abide by the
